SOLUTIONS FOR CONSUMERS: WE WERE ABLE TO SUPPORT NEARLY 1,490 FAMILIES IN 2022 THROUGH AFFORDABLE HOUSING PROGRAMS AND SERVICES. SOME KEY ACHIEVEMENTS INCLUDE: 1,276 FAMILIES GRADUATED FROM INHP EDUCATION CLASS OFFERINGS. 149 CONSUMER MORTGAGE LOANS CLOSED THROUGH DIRECT OR LENDER PARTNERS FOR A TOTAL OF 22 MILLION IN FINANCING FOR LOW AND MODERATE INCOME FAMILIES. LAUNCHED TWO NEW CONSUMER LENDING MORTGAGE PRODUCTS. WE ALSO PROVIDE PEOPLE WITH LOW AND MODERATE INCOMES ACCESS TO LOAN PROGRAMS THROUGH INHP OR LENDER PARTNERS. INHP'S DIRECT LENDING PROGRAMS ARE AVAILABLE IN MARION COUNTY AND INCLUDE FIRST MORTGAGE ORIGINATIONS, DOWN PAYMENT ASSISTANCE, EMERGENCY REPAIR OR HOME IMPROVEMENT LOANS AND REFINANCE LOANS. INHP CREATED THE FIRST LOOK PROGRAM WHICH eliminates a common barrier for buyers with low and moderate incomes. INHP clients are often outbid on homes that fit their price range in the marketplace. To address this stressor, First Look was introduced for INHP developed homes for sale. The First Look Program allows clients, who are prequalified for a loan through INHP or have completed the Homebuyer Preparation Program, to view and bid on new, affordable homes in advance of the competition. INHP SUPPORTS NEIGHBORHOOD DEVELOPMENT AND REINVESTMENT OPPORTUNITIES BY PROVIDING RESPONSIVE AND TAILORED COMMUNITY LENDING OPTIONS THAT PRIMARILY YIELD THE CREATION OR PRESERVATION OF AFFORDABLE SINGLE-FAMILY AND MULTI-FAMILY HOUSING. INHP HAS INVESTED IN PEOPLE WITH LOW AND MODERATE INCOMES FOR 35 YEARS. WE'VE COMMITTED TO ENABLING PEOPLE TO BECOME AND REMAIN LONG-TERM, SUCCESSFUL HOMEOWNERS BY EQUIPPING THEM WITH KNOWLEDGE, FINANCIAL CAPABILITY, GUIDANCE, AND ACCESS TO AFFORDABLE MORTGAGE PROGRAMS THROUGH THE HOMEBUYING AND HOME REPAIR PROCESS. INDIVIDUALS AND FAMILIES WITH LOW AND MODERATE INCOMES ARE PREPARED FOR LONG-TERM SUCCESSFUL HOMEOWNERSHIP AS INHP EQUIPS THEM WITH THE KNOWLEDGE, FINANCIAL CAPABILITY AND GUIDANCE THEY NEED TO SUCCESSFULLY NAVIGATE THE HOMEBUYING PROCESS. IN 2022, INHP ORIGINATED 34 FIRST MORTGAGES FOR CLIENTS PURCHASING IN MARION COUNTY, INDIANA. INHP ALSO PROVIDED MORTGAGE ADVISING AND ACCESS TO CAPITAL FOR AN ADDITIONAL 90 FIRST MORTGAGE CLIENTS TO ACCESS PRIVATE SECTOR LENDER PARTNER PRODUCTS. INHP ALSO PROVIDES FINANCING OPTIONS TO ENABLE PEOPLE WITH LOW AND MODERATE INCOMES TO REPAIR THEIR HOMES IN MARION COUNTY. IN 2022, INHP ORIGINATED 25 SECOND MORTGAGES TO MAKE HOME REPAIRS. ALL INHP FIRST AND SECOND MORTGAGE ORIGINATIONS ARE TO INDIVIDUALS AND FAMILIES EARNING 120% OR BELOW THE DEPARTMENT OF HOUSING AND URBAN DEVELOPMENT (HUD) AREA MEDIAN INCOME AND THE HOME IS LOCATED IN MARION COUNTY. OUR TEAM OF LICENSED MORTGAGE LOAN ORIGINATORS, WORKING DIRECTLY WITH THE CLIENTS, ENABLES THEM TO (A) CHOSE AN AFFORDABLE MORTGAGE FROM INHP OR THE PRIVATE SECTOR, (B) QUALIFY FOR THE MORTGAGE, AND (C) SUCCESSFULLY CLOSE ON A MORTGAGE TO PURCHASE THE HOME OF THEIR CHOICE. ADDITIONALLY, WE ORIGINATE SECOND MORTGAGES TO ENABLE EXISTING HOMEOWNERS WHO ARE LOW AND MODERATE INCOME TO REPAIR THEIR HOMES. IN 2022, WE ENABLED 149 HOUSEHOLDS TO PURCHASE OR REPAIR THEIR HOMES BY HELPING THEM ACCESS APPROXIMATELY $22 MILLION IN CAPITAL.
SOLUTIONS THROUGH POLICY AND RESEARCH: In the progression of our mission, our focus on homeownership has expanded to include strategies that preserve or increase the supply of affordable housing through community lending, housing development, land banking, grantmaking and rental property ownership. This means that the depth and breadth of policy issues at the local, state and federal levels impacting INHP and the people and neighborhoods we serve has increased significantly. To that end, we have taken a measured but deliberate approach to tracking and advocating for policy issues that address the affordable housing challenges our clients are experiencing.
Solutions for community: Inhp is creating opportunities for individual homeowners and neighborhoods with targeted investments across the city as we develop single family homes, provide access to capital and expertise, and partner with neighborhoods to respond to the shortage of affordable homes for families of low and moderate incomes. Impacted 590 affordable Housing units. Sold 5 properties in our landbank to developers for affordable Housing and we purchased 3 more sites. Provided $3.69 million in community loans for 9 projects. Developed 12 new affordable homes across Indianapolis. $7.6 million was invested by Inhp into marion county minority census tracts during the year. Additionally more than 1/2 of Inhp homes developed in 2022 were built by minority contractors. Inhp took a measured but deliberate approach to tracking and advocating for policy issues that address the affordable Housing challenges our clients are experiencing. We're trusted with philanthropic funds to strategically deploy into our community to positively impact the affordable Housing system. Inhp created development and reinvestment opportunities by providing commercial lending products to help respond to each Neighborhood's unique needs. Inhp provides financing that supports site acquistion, construction, bridge or permanent debt that primarily yields affordable Housing.
