Program areas at A-1 Community Housing Services

All of programs listed below are designed to improve the California Housing market and are being provided by the organization as follows:a-1 Community Housing Services works with individuals and families in California through various programs targeting the issues of homelessness, financial education, first-time homebuyer education, rental counseling, foreclosure prevention, and credit management. Counseling and education Services are provided free of charge.developing homeownership - first time home buyer workshopsworking with individuals and households whom are buying their first home or those who are returning back into homeownership, and have the desire to educate themselves, in the process and importance of planning ahead in order to manage their finances and become successful homeowners. Our hud approved workshops cover the following:preparing for homeownershipmanaging financesunderstanding the importance of good creditthe process of qualifying for a mortgageavailable down payment and closing costs programsimportance of protecting investments.maintaining homeownership - foreclosure preventioneducating homeowners about the mortgage process we offer group and one on one counseling sessions so that individuals may better understand the options available and how to make it through a financial hardship. Through the process they will learn about government programs that may offer relief. They will also be informed about alternatives options; repayment plans, forbearance, deed-in-lieu and liquidation. Our Housing advisers work with homeowners and their financial institution in order to provide the best possible outcome. Housing counselors also work 1:1 with homeowners experiencing financial hardship to help navigate the loss mitigation options with their lender.financial literacy education - money managementour financial literacy workshops include the following:creating a budgetstrategies on how to manage financesconsequences on falling behind on debtmanaging personal assetscredit managementwe offer credit repair assistance workshops or one on one counseling to consumers interested in cleaning up their credit report issues. The result will cause the consumer to have a better credit (fico) score. Our credit repair assistance workshops or counseling includes the following:review of the credit reportprioritizing debtscreating a budgethow to reduce debts and expensesstrategies to rebuild credithow to avoid identity theft and credit scamsrental counselinga-1 Community Housing Services provides free one-on-one counseling sessions with a certified Housing counselor to assist individuals and families assess their finances and provide tools and resources.rental counseling sessions cover:- developing a budget- strategies on how to manage finances- consequences on falling behind on debt- review of the credit report- prioritizing debts and reducing expenses- resources to assist with utility bill and other rental support- strategies to rebuild credit- tenant rights and fair Housing rights- affordable Housing resourcesfpp alameda countyforeclosure prevention program for small , low-income property owners (fpp)fpp seeks to ensure that affected property owners retain ownership of their rental property, thereby decreasing the likelihood of displacement of residential tenants, particularly lower income tenants who have been disproportionately impacted by the covid-19 pandemic.fpp provided financial assistance to eligible small, low-income property owners, who are at risk of foreclosure, or are in foreclosure, because of nonpayment of rents during the covid-19 pandemic and during the period of the alameda county eviction moratorium, which ended on april 29, 2023.the program launched november 2022 and closed on 6/30/2023
