Oklahoma Central Region Portfolio -- This is a 261 scattered site RD project in central Oklahoma with a capital stack of 4 tax exempt bonds, USDA 515 and 538 debt. DAH spent 2022 finalizing 8609 cost audit, stabilizing lease ups, securing permanent debt and asset management.
Oakwood Village Apartments -- This is a 60 unit acquisition/preservation project in Havre, MT that has a 100 HUD project based Section 8 housing assistance payment HAP contract with a capital stack consisting of HUD NHTF soft loan/grant, Montana Coal Trust debt and Multifamily Home loan permanent debt. Construction was completed in March 2022. Other activities included stabilization through lease ups, 8609 cost audit, securing permanent debt and asset management.
Modeling and underwriting new projects -- DAH is actively pursuing new preservation projects in Nevada and Oklahoma. Currently, DAH has a 202 unit scattered site RD project near Reno, Nevada under contract and a 540 unit scattered site RD project in central Oklahoma. DAH is pursuing a capital stack in Nevada of the following 4 tax exempt bond, HUD HOME funds, 45L energy efficiency tax credit, property tax exemption, USDA 515 and 538 debt. The Oklahoma portfolio capital stack will consist of 4 tax exempt bond, Oklahoma state tax credit, USDA 515 and 538 debt.
