Monitoring of Easement-protected Properties: Annual onsite inspection of each property protected with the organization's preservation easement to monitor compliance by the property owner with the easement terms. Photographs and field reports documenting the property condition entered into organization data base and compared with baseline and prior year documentation. Notation of any alterations made and any actions recommended or required to be taken by owner. Hundreds of historic properties benefited.
Education about and Support of Preservation Efforts: Education of owners of historic properties about benefits of historic preservation through telephone consultation emails and website www.capitoltrust.org. Support of community preservation efforts through conferences educational materials and grants to preservation organizations. Dozens of historic property owners benefited.
Enforcement of Easement Compliance: Regular contact with easement protected properties owners to reinforce owner obligations and organization rights under the easement. Update owner information annually using public real property records. Send written correspondence annually to each property owner with results of the organizations annual inspection. Verbal and written communication to clarify easement terms and potential enforcement actions. Respond to owner requests for permission to alter the property detailing the terms of any approval. Provide new owners with the recorded easement and information about owner obligations annual monitoring and change request policies. Actions to enforce compliance through exercise of remedies provided for in easement when necessary. Hundreds of historic properties benefited.
