Creating, financing, and preserving homeownership: Black Hills Area Habitat for Humanity (bhahfh) creates affordable home ownership, engaging the family and community volunteers to build or rehab the home using donated labor, materials and contributed funds. Families are selected based on their income (30-80% of ami), their ability to afford a modest mortgage, their willingness to partner in the program, and their ineligibility for other financing. An average of 55 people volunteer monthly, with an estimated 9,000 volunteer hours per year. The completed home is then sold to the partnering family at its market value by placing a 0% or low interest mortgage on the home. Long-term mortgage financing is the key component that makes bhahfh homes affordable. Homes are sold to local low-income families, the majority of which earn less than 50% of the Area median income. Monthly mortgage payments collected by bhahfh are added to the donation resources used for building additional homes for families in need of affordable housing. More than 500 people have been placed in homes since 1990. During fy23, 5 homes were completed. Bhahfh partners with individuals, churches, corporate partners, organizations, and local and state government to accomplish its mission. In addition, the home repair program provides painting, landscaping, and critical repairs to qualifying low-income homeowners struggling to maintain their homes. To date, bhahfh has served over 185 individuals with home repair.
Restore: bhahfh operates two restore locations that accept donated building materials and home items for resale to the general public. This initiative allows homeowners in the community to purchase items at reduced prices and keep their homes affordable. In addition, unsalable items are recycled to help save the environment.
