Program areas at INHP

Community solutions: inhp is creating opportunities for individual homeowners and neighborhoods with targeted investments across the city as we develop single family homes, provide access to capital and expertise, and partner with neighborhoods to respond to the shortage of affordable homes for families of low and moderate incomes. Across inhp's community solutions, we impacted 1,133 affordable Housing units. Some key accomplishments include: - sold 1 property in our etod landbank to a developer for affordable Housing and we purchased 1 more site - provided $4.8 million in community loans impacting 254 affordable Housing units - developed 22 new affordable homes across Indianapolis - invested $6.9 million into marion county minority census tracts during 2023. Additionally more than 1/2 of funds deployed by inhp were to minory led or mintory serving organizations - established a new affordable Housing preservation strategy by aquiring a 39-unit Housing property for older adults earning up to 60% of ami
Policy and research solutions: in the progression of our mission, our focus on homeownership has expanded to include strategies that preserve or increase the supply of affordable Housing through community lending, Housing development, land banking, grantmaking and rental property ownership. This means that the depth and breadth of policy issues at the local, state and federal levels impacting inhp and the people and neighborhoods we serve has increased significantly. To that end, we have taken a measured but deliberate approach to tracking and advocating for policy issues that address the affordable Housing challenges our clients are experiencing.
Consumer solutions: through inhp, individuals and families with low and moderate incomes are prepared for long-term successful homeownership by gaining the knowledge, financial capability and guidance they need to successfully navigate the homebuying process. Across our consumer solutions, 1,149 families graduated from inhp education class offerings 212 unique households qualified for a mortgage through the advising program, and inhp originated 180 consumer mortgages. All inhp first and second mortgage originations are to individuals and families earning 120% or below the department of Housing and urban development (hud) area median income and the home is located in marion county. In 2023, inhp originated 40 first mortgages and provided mortgage advising and access to capital for an additional 49 first mortgage clients to access private sector lender partner products. Further, inhp originated 91 second mortgages for clients so they could make home repairs or obtain down payment assistance. This represents a total of $16.3 million in financing for low and moderate income families.
