The corporation owns certain property located at 3357 international boulevard in oakland, California (the property), upon which is located a commercial building that the corporation is renovating for use as co-working, office, and event space for community organizations, small businesses, and other commercial tenants (the project).the corporation is financing the project in part using proceeds from a corporate investment associated with the united states treasury's new market tax credit (nmtc) program (the transaction). Under the nmtc program, investors in businesses serving targeted low-income populations are eligible for a tax credit on their invested funds.100 percent of the corporation's time will be spent on this renovating project. The corporation will complete rehabilitation of the project, but tuc will retain responsibility for program maintenance and operations conducted at the project.
